What you'll do

Overview 

The Director of Real Estate Strategy and Portfolio Management is the key internal business partner to senior leaders/executives, and is responsible for the development, communication, and execution of real estate ownership and leasing strategies. This role serves as a subject matter expert for real estate acquistions/divestitures, leasing, and office space needs and is responsible for defining needs, devleopment of strategy, space planning, leasing, and change management to ensure seamless delivery. Responsible for ensuring financial results are aligned with AOP/LRP and align with overall direction of the company.

Specific Responsibilities Include:

  • Develops and leads corporate real estate ownership strategy to enhance the EBITDA that the portfolio generates annually. The strategy evaluates, provides valuations and recommendations for all acquisitions and divestitures of fee simple properties, including new sites, operating locations, office land and surplus properties.
  • Develops and leads corporate leasing and portfolio management strategy to minimize annual rents and lease related liability. This position is the key internal lead resource and keeps in constant contact with Operations, Finance, Legal and landlords on renewals, amendments, etc. 
  • Direct the team to manage the lease portfolio (3,300+) to enhance the current annual rental income and reduce annual rental expense. 
  • Develop and implement a real estate vision that identifies multiple strategies to create improved economics and shareholder value (e.g. using the 1031 like-kind exchange rules)
  • Direct the real estate team’s efforts to consult with the Franchise system on all real estate matters.
  • Build and develop strong and diverse real estate capabilities in existing and new team members. Serve as a leader and coach to help each team member realize their full potential.

What we expect from you

Education / Experience

  • Bachelor’s degree, Business or Finance
  • 10+ years experience with commercial real estate, transactions management and RE finance
  • Impeccable communication and presentation skills, verbal and written. Strong presentation building skills (examples to review would be welcome).

  • Ability to work both independently and cooperatively in a fast-paced environment, with changing priorities

  • Strong time management skills and experience managing multiple projects simultaneously Excels under pressure and can maintain a calm demeanor

  • MBA, and/or advanced RE certifications preferred
